A former buy and sell store at the heart of a town centre is due to be auctioned off.

The vacant former Cash Generator store in Lowestoft town centre is set to come up for auction once more.

The former four-floor shop at 45 London Road North in Lowestoft had failed to sell at two previous online property auctions - and now it is due to be auctioned off next week.

Marketed by Auction House East Anglia once more, the store failed to sell at an online property auction in March 2022 having been given a guide price of £175,000 plus fees.

It was later sold post auction for an undisclosed amount, according to the auctioneers.

Last July, change of use plans were lodged and later approved by East Suffolk Council under delegated powers in October to turn the vacant upper floor commercial storage space into "two studio flats and a two bedroom apartment" with the ground floor "to be retained as retail."

With the building having been vacant a number of years, it was marketed by Auction House East Anglia once more in March with a guide price of £200,000 to £240,000 plus fees, on a freehold tenure.

But after "the bidding reached £230,000" the retail property was "unsold" at the auction.

Now, the "substantial town centre freehold property with extensive accommodation over four floors" is due to be sold at a livestream auction on Wednesday, June 14 with a guide price of £180,000 to £210,000 plus fees, on a freehold tenure.

A property description states: "Planning approved for three flats and retail shop.

"This high profile and impressive shop, at the heart of Lowestoft town centre, extends to approximately 220 sq/m (2,300 sq/ft) has three upper floors with planning permission granted for conversion into three residential units or could offer storage.

"There is parking at the rear and this exciting redevelopment opportunity offers excellent investment possibilities being positioned in a highly convenient location."
