A developer is gearing up to build new houses on a 3.25ha (8 acres) plot of land near a top private school in Reydon, near Southwold.

The Hill Group, which is based in Essex, says it hopes to build 55 new energy-efficient homes including 35% affordable housing.

The plot - near St Felix School - lies to the south of Halesworth Road and the development will feature 36 two-, three-, four- and five-bedroom houses for private sale.

The affordable homes will consist of eight apartments and 11 two and three-bedroom homes. Six of these will be made available via Shared Ownership, said the company.

"The acquisition represents a rare opportunity to provide new housing close to the highly desirable coastal town of Southwold, which regularly features as one of the UK’s best seaside resorts," said the developer.

As part of its development plans it will also be creating new sports facilities at to private school Saint Felix School.

Its new amenities will include sports pitches and changing rooms which will be made available for use by the local community.

The Hill Group said it would establish greater connectivity with the local area through a new thoroughfare, improved footpaths, and new cycle paths.

A new pedestrian crossing will be added and the existing roadside pavement enhanced.

"The site has a significant area of mature woodland, which will be made accessible to the public through the introduction of new nature trails and an open play area, in addition to a separate play area for younger children," it said.

The homes will include eco-friendly features such as air-source heat pumps and electric vehicle charging stations.

Each house will have a private garden and apartment-dwellers will have a shared communal garden. Parking areas are also included.

Work is expected to start on site early next year following the completion of the new sports facilities. The first homes are expected to be completed in the summer of 2025.
