A big deal for Lowestoft’s economy

A property expert has admitted that the completion of two major commercial deals in Lowestoft is indicative of a renewed economic confidence in the town.

Looking to the future

Theatre-set producer Scenic Projects has bought a seven-acre site at Nelson’s Wharf in Lowestoft to replace their current base on the Ellough Industrial Estate.

Managing director Nick Garrod said: “We’ve really enjoyed being here (in Ellough) and we will still be part of the town, but we lease here and we had an opportunity to buy a site in a really prime location.”

Scenic Projects has been given a grant by Suffolk County Council to carry out refurbishments at the site.

Within the next few months, Scenic Projects’ offices, cloth rooms and workshop will all be transferred to the Lowestoft site, with sets being transferred gradually as they return from theatres around the country.

Craig Knights, partner at Norwich-based Arnolds Keys – which has an office presence at the OrbisEnergy Centre in Lowestoft – negotiated the sale of two high-profile commercial sites in Lowestoft in recent weeks.

Arnolds Keys offers a complete property service across Norfolk and north Suffolk, backed by a range of specialist expertise and experience, and they are very active in the Lowestoft and Great Yarmouth Enterprise Zone.

Mr Knights has overseen the sale of the 7.54-acre waterside site at Nelson’s Wharf on Victoria Road in Lowestoft, which has been bought by Beccles-based Scenic Projects, as its new headquarters, for an undisclosed sum.

The company, which manufactures theatrical sets, plans to refurbish the 15,000 sq ft of warehousing and 7,800 sq ft of workshops at the site, which adjoins the former Sanyo factory site on Lake Lothing.

Scenic Projects will eventually move from their Ellough base to Lowestoft completely, although this process may take up to 12 months.

Mr Knights also recently closed the sale of the 20,000 sq ft landmark office building – Hamilton House, on Battery Green Road in Lowestoft – which was sold in a £400,000 deal to East Coast Community Healthcare (ECCH).

ECCH – a social enterprise that provides a range of community-based NHS and social care in the Great Yarmouth and Waveney areas – is relocating its headquarters to Lowestoft from Beccles.

The organisation will take over the upper floors of the Hamilton House office building, as about 120 staff move to Lowestoft along with clinical staff from some of ECCH’s other sites.

With part of Hamilton House already the base for Custom Kitchens Lowestoft – the design and installation company who supply kitchens, bedrooms and living furniture across East Anglia – they will remain a tenant in the ground floor retail space.
